Planning application for two residential dwellings submitted

We are thrilled to share the exciting news that we have submitted a full planning application for Change of Use plus comprehensive structural renovation and external changes - all to transform an existing agricultural barn into two modern residential dwellings. This significant milestone is part of a broader redevelopment vision for our client's land portfolio. In this post, we will explore how we are balancing functionality, beauty, and preservation in this important project.


The Importance of Preserving Heritage


The application is in the centre of a historic farm yard, surrounded by multiple Grade II Listed buildings. The barns themselves are historic and contribute to the setting of the yard and the Listed buildings.


When working on historic buildings and near a Grade II Listed Building, it is crucial to understand the site heritage context. Planning policy changes depending on the status of each building, their setting and whether they are Listed, Curtilage Listed, a Non-Designated Heritage Asset or have some other designation. Regardless, a key priority is to identify and maintain the original character of each building and its setting. This project needed careful planning to ensure that the new units respect the historical significance of their surroundings while adapting the layout for modern living.


The existing barn has rich charm and history. Initial surveys identified the application building as dating from the late 19th Century but with older features present in some locations. At the same time, it was apparent that the buildings had been heavily modified over time with new and anachronistic features added. We recognized the challenge of merging old and new, and focused on preserving the original setting and aesthetic of the building and yard, and also retaining key components such as original masonry and period timber trusses. For example, we plan to retain the original window openings, using traditionally-styled timber windows with energy-efficient glass that maintains the building’s appearance but enhances insulation.


Striking the Right Balance


Successful conversion requires a balance between heritage context, setting and appearance, whilst also ensuring a functional layout and sensible use. A key issue for this application is whether the building is Curtilage Listed, thereby having a higher degree of protection due to the contribution it makes to the setting of the nearby Listed Buildings. The barns are extremely dilapidated and at risk of being lost to ongoing deterioration. This is largely due to modernisation of farming practices over time making the building redundant. We have been able to demonstrate that, regardless of Listing status, conversion to residences is the best outcome for the buildings. It guarantees the sensitive refurbishment of the barns and that their long-term upkeep is secured. Retention and sensitive restoration will actually enhance the wider setting and ensure active use of the yard area whilst removing some unsightly modern features that have been added over time.




The Role of Sustainable Practices


Sustainability is a top priority in modern projects. Throughout the design process, we integrated eco-friendly practices to minimize environmental impact. Refurbishment and reuse of existing buildings is generally preferable to demolition and new-build, having lower embodied carbon and less waste. We will maximise the use of reclaimed materials from the existing buildings where possible to further reduce waste. Furthermore, energy-efficient systems such as heat-pump based heating and hot water are part of the proposal, ensuring the homes are environmentally friendly and cost-effective to maintain.


These practices align with today's expectations for sustainable living while enhancing community well-being and the local ecosystem.


Optimizing Space for Modern Living


Design to convert and re-use historic buildings is always challenging, requiring designers to blend modern space requirements with the existing structure and building fabric. Efficient use of space is essential, along with a detailed understanding of the structural and spatial impacts. Our design focuses on maximizing usable space while creating a comfortable living environment.


One key constraint is the shape of the roof and the need to work around existing period trusses, which we are keen to retain. This means that the whole upper floor will have sloping ceilings and areas where available head-heights are very low. We meticulously considered every square foot of the existing structure, implementing clever design solutions to ensuring proper room scaling and to maximise available space. We have also worked this around the existing structure and existing openings to minimise the number of changes required to the existing structure.


The proposal will see the delivery of beautiful barn-conversion homes in a tranquil historic farm yard setting. The new properties will be complete with garden space and covered parking.


Looking Ahead: Exciting Developments on the Horizon


The submission of this application marks the beginning of what promises to be an exciting journey. Our approach balances the need to preserve original characteristics with the demand for modern living solutions. We believe it represents an appropriate balance and the best overall re-use of the site and existing buildings.
